The rate environment is quiet this weekend and no new lender, agency or regulatory moves landed to react to, so this edition leans into a calendar tactic. The Fed meets October 27–28 and publishes its statement at 2:00pm ET on Wednesday, with a press conference at 2:30pm and no dot plot this meeting. You know the moment is coming, which means the follow-up can be written today instead of in a rush on Wednesday afternoon. Yesterday's edition carried the appraisal-timeline angle for agents; this one is for borrowers.
Bankrate's 30-year fixed reads 7.36%, under its 30-day average of 7.43% and 69 bps above its 90-day low of 6.67%, and Freddie Mac's PMMS reads 7.32%, 0.29 higher than a month ago. On a $400K loan that is about $2,759 a month in principal and interest. The segment to focus on is borrowers who closed at 8% or higher in the past three years: their $400K payment at 8% is about $2,935, so today's number is about $176 a month lower before costs. That gap is worth a Wednesday-evening check-in whichever way the statement goes.
The tactical move is to draft two short messages now: one for the case where rates ease after the statement and one for the case where they hold or rise, each built around the borrower's own payment rather than the Fed's decision. Load both into your CRM as templates, tag the borrowers who should get them, and set a reminder for Wednesday at 4:00pm ET so you can pull fresh pricing and send the version that fits.
write both versions of the Wednesday message, save them as CRM templates, and build the list of clients who closed at 8% or higher since late 2023.
