Sunday is genuinely quiet on the mortgage news front — no economic prints, no agency releases, and bond markets have been closed since Friday afternoon. Bankrate's conventional 30-year average sits at 7.22% this morning, unchanged from Saturday and still the top of its 90-day range. Mortgage News Daily's index holds at 7.43%, flat since Friday, and the 10-year Treasury last closed at 5.17%. With nothing moving today, the useful read is the setup for the week ahead, and it is a full one.
The calendar stacks up fast. BEA's August Personal Income and Outlays report, with PCE inflation, lands Wednesday, September 30. Freddie Mac's weekly survey and jobless claims follow Thursday, October 1, and the September jobs report and unemployment rate arrive Friday, October 2. Freddie's survey printed 7.03% last Thursday, up 0.08 from the week before and 0.37 over four weeks on its own weekly figures, so Thursday's print will show whether Friday's bond bounce carried into lender pricing. The next FOMC meeting is October 27–28 and does not carry a new dot plot, which leaves this week's inflation and jobs data as the main inputs the market has before then.
For the pipeline, the numbers are simple to carry into conversations. On a $300,000 loan, 7.22% works out to about $2,041 a month in principal and interest, against about $1,942 at the 6.73% Bankrate showed a month ago — roughly $99 a month. Two October 1 changes also land mid-week: HUD's Section 184 upfront guarantee fee rises from 1.00% to 1.50% for firm commitments issued on or after that date, and HUD's FY2027 Fair Market Rents take effect.
Things you may have missed this week: NMLS senior vice president Rich Madison joined the NAMB podcast to walk through annual renewal, and NMLS's renewal window opens November 1 and runs through December 31 — about five weeks out. HouseCanary filed for Chapter 11 in New Jersey, listing more than $50 million in both assets and liabilities across six affiliated debtors, and the court approved first-day motions and debtor-in-possession financing; worth a check if a valuation or data tool in your stack runs on it. Zillow asked a federal court to dismiss the RESPA suit against it with prejudice after a July dismissal allowed plaintiffs to amend. And HousingWire reports the typical down payment was 13.7% of the purchase price in the second quarter, down from 14.3% a year earlier. On the still-on-the-board list from the last few days: Fannie Mae pushed its rental income policy changes (SEL-2026-08) to December 1, FHA is taking feedback on its draft Minimum Property Requirements through November 6, and UAD 3.6 and the new URAR become mandatory on November 2.
list every borrower you have floating, and send each one their payment at today's 7.22% along with a Wednesday afternoon check-in, so the lock-or-float call happens right after PCE rather than after Friday's jobs report surprises anyone.
